Independent site checks · Beyond the power supply

Pre-Capital Diligence for Data Center Projects

Screen the site before capital moves.

A power connection is just the start. We check the people, water, permits, roads and services around your site. Use the findings to plan your next steps before you spend more.

No commission. No brokerage. No stake in whether your site closes.

Start with power. Then check the whole site.

A power study asks where a site might connect. Our site checks help you decide what to do next. You need both.

Where might it connect?

  • Nearby power lines and substations
  • Public grid records and queue data
  • Land and road access to check

Can it advance here?

  • Local water needs and cooling choices
  • Community Fit and public activity
  • Permit rules and local services
  • Data gaps and who to ask next

Nearby power lines do not prove that power is available. A site screen is not a grid connection approval. Engineers, lawyers and permit teams still need to check the details.

Check the place around the site.

Today, we use census block groups, counties and site map points. We compare places only when the source data allows it. Our patented neighborhood-level market geographies are planned, not live. The Market Planning Area layer is not yet part of the scores.

See the local market

Look at nearby projects and similar places. We show comparisons only where the data supports them.

Know the scale of the data

We label county, block-group and site data at their true scale. An estimated map pin does not show exact parcel bounds.

Know what to check next

Use the findings to choose your next questions. Ask local experts or the utility to confirm facts that remain unclear.

Area data adds context. It does not supply every score or come with every report. The detail and reach of the data vary by site and source.

From candidate site to a clearer next move.

Start with a scorecard. Add a playbook if you need an engagement plan. Ask about team access when you have more sites to review.

Locate the site

Start with a site address or map point. We first check how exact the location is and which data covers it.

Review the scorecard

The $495 Site Viability Scorecard helps you review the site. It covers local community conditions, nearby power, climate, water and permit rules. You can see the sources and limits.

Pair it with a playbook

The $695 Site Readiness Package pairs the scorecard with a Community Engagement Playbook for the same site. We agree on prep work, analyst help and timing with you.

Common questions

Where does this fit in your site decision?

We already have a site-selection consultant.

Use a quick site screen to sort your first questions. Then ask your consultant, utility, engineers or lawyer to check the facts. A screen does not replace their work.

Can our team trace the result?

Yes. The report shows sources, dates, the scale of the data and what is still unknown. Use it to guide a review. It is not an engineering study or a formal disclosure opinion.

Do we need a subscription?

No. The Site Viability Scorecard costs $495. The $695 Site Readiness Package pairs the scorecard with a playbook. Insurance and broker teams have their own one-time options.

Ask us to scope team, API or batch access if you need it. You do not need a plan for one site.

Find local roadblocks before you spend more.

A site can look right for months before a local issue stalls it. Check more than power and land at the start.

Wasted spend

A local roadblock can surface after you have paid for studies, land options and staff time.

Late surprises

Permit rules, local services or public concerns can change the path to approval.

Hard-to-compare sites

Each site has its own story. A shared set of checks helps you weigh the tradeoffs.

A site review that can say “do not advance.”

We do not broker land or run a marketplace. We earn no sale commission and have no stake in whether a site closes.

We show the sources behind our site review. Use the findings to decide where you need help from engineers, lawyers, insurers or permit teams. Our work does not replace theirs.

Know what surrounds the site.

Eight groups of evidence bring hundreds of data points into one site screen.

Local review steps and early signs that a team should engage.

Nearby fire, EMS, hospital and trauma services.

Jobs and tax results in similar places.

Nearby homes and other uses that may need a noise study.

Power records and limits that need a closer check.

Water needs for cooling when supplies are tight.

Heat, drought and air quality around the site.

Policy risks and on-site power options.

The scorecard shows sources, dates and limits to guide your follow-up with experts. Where data is available, we also show emergency services, noise and sensitive-site checks, and workforce context. These are extra signals. They do not change the composite Site Viability score or the compliance certificate.

Where might the project connect?

Power, land and grid studies help you check where a project might connect. They are a starting point, not a full site decision or a grid connection approval.

Can the project survive development?

We check local people, permits, water, roads and services. These checks help you plan beyond the power supply.

Start with an inquiry. We agree in writing on scope, user and volume limits, setup, trial terms and delivery before you pay. These links do not start a subscription or a trial.

We agree which sources to monitor and how often for each project. We do not offer live coverage of every source. Neighborhood-level Market Planning Area geographies are planned, not live. A screen does not predict approval, confirm utility capacity or establish insurance coverage.

Independent validation

Market interest did not influence the score.

When Carter Legacy Listings brought a Valley, AL industrial site to AI Data Center Impact for scoring, they mentioned a data center company had already submitted an LOI on the property—but that information played no role in the model’s evaluation. Scored purely on infrastructure, climate, power capacity, municipal permitting, regulatory, community readiness, and site fundamentals, the parcel came back “High Viability — 68/100,” independently matching what the market had already concluded. The score wasn’t an echo of the deal—it was validation built from the ground up.

High Viability — 68/100

What is AI Data Center Impact?

Independent checks for data center sites.

AI Data Center Impact helps teams check a site before they spend more. We bring together local evidence on power, water, climate, permits, public services and community conditions.

We keep the source, date and limits with each result. You can trace what the report says and see what still needs a closer check.

EPA AirNow and NOAA supply climate and air data. EIA supplies energy records. Berkeley Lab’s Queued Up report and ISO/RTO filings add grid context. These records do not confirm that a utility can serve your site.

Census and jobs data help describe the area. Public service records and local hearing outcomes add context. These sources do not prove local support or that services can meet a new project’s needs.

Use the screen to choose your next questions. It is not an engineering study, legal advice or a formal disclosure review.

Data center site potential evaluation

“As a private landowner in the timber business, we found this report to be an extremely valuable tool in evaluating the potential of our property as a data center site. It provides a professional preliminary overview of the site's strengths and potential challenges, giving us valuable insight to guide our next steps and make more informed decisions about the future direction of our property.”
