FAQ

Independent place diligence: frequently asked questions.

Clear answers about what the work covers, where it fits, and what it cannot establish.

Does this replace engineering or legal diligence?

No. The intelligence complements those disciplines. Engineering studies determine what can physically be built on a parcel. AI Data Center Impact provides coordinate-level community, municipal, and emergency-response evidence for approval and underwriting decisions; it is not legal advice, engineering feasibility, or a permit conclusion.

What is this evidence used for?

It is screening-grade evidence designed for investment-committee memos, underwriting files, and entitlement records. Sources, as-of dates, methodology, and limitations travel with the analysis so decision teams can review the record and decide what specialist diligence is needed next.

What is the founder's relevant site-selection experience?

The founder has two decades of geospatial and location-intelligence experience across retail, hospitality, financial services, and healthcare. AI Data Center Impact applies that stage-gated siting discipline to current data-center place diligence. The experience is relevant to location decisions, but it is not presented as decades of direct data-center industry tenure.

Are you a broker or a marketplace?

No. AI Data Center Impact provides independent place diligence. It does not broker land, earn a transaction commission, operate a marketplace, or take a financial stake in whether a specific transaction closes.

How do we start a live-site engagement?

Depending on whether you're a broker, landowner, underwriter, or someone conducting diligence on a potential data center investment, there are a variety of options to start a live-engagement on our Pricing page.
