AI Data Center Impact vs Civarea: Site Viability & Community Risk
Development leads, site acquisition heads and principals often screen somewhere between three and fifteen candidate sites before securing land control or deploying capital. Teams that have already lost a deposit to community opposition, grid friction or water stress know the cost of learning about those issues late.
AI Data Center Impact and Civarea both support early data center due diligence, and both consider community context. AI Data Center Impact provides site-specific screening reports and a separate Community Engagement Playbook. Civarea advertises broad technical due diligence across hundreds of risk factors with interactive maps for design, construction and land teams. Choose based on the evidence and deliverables your next decision needs.

What each product does
AI Data Center Impact: site screening and engagement deliverables
The Site Viability Scorecard ($495 per site) presents sourced screening evidence for a candidate location, combining climate and water data, permitting and regulatory context, utility and grid proximity, and documented community context. Some evidence is tied to the site coordinates; other evidence is county or regional, and reports should be read with that distinction in mind. Coverage varies; this is not an exhaustive parcel permitting search. Grid proximity is not confirmed power availability.
The Community Engagement Playbook is a separate $495 per-site deliverable covering stakeholder mapping, an engagement timeline and an objection and response guide. The two can be bought together as a $695 bundle. The Playbook is a planning aid; it does not predict community support or permit approval, and it is no substitute for actually engaging the people affected.
The catalog states that reports can be run on the platform map in minutes. That describes platform report generation, not a guaranteed completion time for analyst-reviewed Playbook work, which is delivered as scoped. For pipelines, eligible platform accounts can upload a CSV of up to 500 sites per batch with background scoring.
Civarea: broad technical due diligence
Civarea's homepage advertises data center due diligence for design, construction and land development teams. It describes analysis of 280+ risk factors across 15+ data layers, interactive maps, community sentiment classified as positive, negative or neutral, side-by-side site ranking, and traceable, audit-ready evidence, with results in under two hours per site. These are vendor statements that we have not independently tested.
Pricing, API availability and ongoing monitoring terms were not stated on the reviewed homepage. That does not mean Civarea lacks them; ask the vendor directly through its contact page.

Proof and evidence limits
This is a review of published scope, not a head-to-head study. We have no measured savings, avoided-loss figures or permit success rates to report, and we do not claim either product will save money or secure approval.
Context for our evidence work is on the research page, and report contents are described on the Site Viability Scorecard page. Sample materials suited to your use case can be requested through support.
Do not treat either desktop screen as a replacement for engineering, legal advice, interconnection studies or Phase I and Phase II environmental site assessments. Take power questions to the serving utility and engineers, and permitting questions to counsel and the relevant authority.
Frequently asked questions
Does AI Data Center Impact replace a full environmental or engineering study?
No. It provides screening-grade diligence before capital commitment. It is not a substitute for Phase I or II assessments, interconnection studies, engineering or legal review.
Can we screen multiple sites at once without buying individual reports?
With eligible platform access, yes. The Community OS Platform is advertised at $25,000/year for up to 10 users, with Scorecard and Playbook volumes set in the proposal. Eligible accounts can batch-upload CSVs of up to 500 sites with background scoring. Dashboard, project tracking and API access are proposed scope, subject to implementation and written confirmation. Buying individual reports does not unlock batch upload, and API access is entitled separately. Review pricing and API access.
Does Civarea offer an API, monitoring or published pricing?
None of these were stated on the homepage we reviewed. That is not evidence they are unavailable; ask Civarea directly.
Does either product confirm power availability or predict permit approval?
AI Data Center Impact does not. Our grid evidence is proximity context, not confirmed capacity, and our community evidence does not predict support or approval. Civarea advertises power availability analysis; ask what evidence supports each finding. Do not treat a desktop finding as an executed utility commitment or permit decision.
Is there a free trial?
Not by default. Trial availability and duration are agreed in the proposal.
