Site Viability Scorecard & Playbook Pricing

Screening-grade diligence built for how different teams make decisions about data center sites.

Every offer starts with an inquiry. Scope, user and volume limits, implementation requirements, trial terms and delivery are confirmed in a written proposal before purchase. These buttons request information; they do not start a subscription or trial.

How insurance teams use this

Intake screening

Add a consistent place-context screen to submission intake. Document early-stage diligence and flag where engineering, legal or actuarial follow-up is needed.

Portfolio review

Screen a pipeline of sites the same way each time, and keep a documented record of place-level diligence across the book.

Risk structuring

Use site-level context as one input to parametric and specialty coverage discussions. Screening informs independent validation and actuarial work; it is not a trigger.

Screening-grade by design. This product supports professional review. It is not actuarial pricing, a coverage or price guarantee, underwriting-grade certification, a validated insurable or parametric trigger, a go/no-go authority, or a legal compliance conclusion. Grid proximity is not confirmed capacity. Missing evidence is never treated as favorable.

For Land Brokers

How land brokers use this

Candidate evaluation

Screen opportunities before deep diligence. Separate higher-potential candidates from higher-risk ones, and focus legal and engineering time where it counts.

Seller positioning

Bring organized site context to pre-placement conversations, with evidence about why a site may be viable for data center development.

Competitive intelligence

Score your prospect against comps in the market, understand competitive positioning, and build a narrative around the site's advantages.

Neighborhood-level geographies for market comparisons are forthcoming. Screening outputs support professional review and are not a legal, engineering or valuation opinion.

Need something custom?

Volume discounts

Multi-project engagements, annual commitments or high-volume scoring. We can work with you on volume pricing.

Data integrations

To bring screening into your existing systems, API, webhook or batch options can be scoped alongside a platform subscription.

Retained expert support

For complex sites, advanced market analysis or ongoing strategic guidance, retained expert support is available. Scope and pricing vary.

Why power and water belong in site diligence

Berkeley Lab’s 2024 United States Data Center Energy Usage Report examines U.S. data center electricity use and future demand scenarios, providing national context for power-related diligence.

EPA WaterSense at Work: Cooling Towers explains cooling-tower water use and water-management practices, providing context for evaluating water-dependent cooling choices.

These sources explain why power and water questions matter; they do not endorse our products or prices, establish a parcel’s available capacity or water rights, or determine its permitting outcome.

Pricing questions

What's included in the Site Readiness Package?

The Site Readiness Package bundles the Site Viability Scorecard and Community Engagement Playbook for $695 per site—roughly 30% less than buying the two separately at $495 each. The bundle adds approval strategy and engagement planning to the site screen. Analyst support and delivery scope are confirmed in a written proposal before purchase; screening is not a feasibility or approval guarantee.

Can I get a sample report before purchasing?

Yes. Review a public sample on our case study page, or ask through the inquiry form for sample material suited to your use case before committing.

Do you offer refunds or satisfaction guarantees?

If you are unsatisfied with a report, contact our team within 7 days to discuss options. This is a conversation, not a guarantee of a refund.

Can I combine offerings?

Often, yes. One-off assessments can sit alongside a subscription. How they combine, and what each includes, is set out in your proposal.

How are scores calculated?

Scores combine parcel data, permitting and regulatory records, utility and grid proximity, water data and documented community context. Grid proximity is not confirmed capacity. See the Methodology section for details.

How often are data sources updated?

Update frequency varies by source. Your proposal and each report state the source dates that apply.

Is there a free trial?

Trial availability and duration are agreed in the proposal and are not enabled by default. Use Request Trial Details on any subscription and we will confirm what is possible.

What does the Community OS Platform Subscription include?

The advertised price is $25,000 per year for up to 10 users. Scorecard and Playbook volumes are set in the proposal, and tripwire sources and monitoring cadence are scoped per project. Team dashboard, project tracking, API access and other platform additions are proposed scope, subject to implementation and written confirmation. An inquiry does not activate a subscription or trial.
